Before we can begin to successfully show your home, it is so importantly that it’s in tip-top condition. It is evident that a well-kept, attractive home generally has a much better chance of selling faster. Minor improvements to the inside and outside can add more value at a minimal cost.
Let’s Begin with the Outside
It’s what a buyer first sees when he or she comes to see your house. You’ve heard the expression “first impressions are so important”. This impression is going to set the tone for the entire visit.
- Keep lawns and gardens well maintained.
- Ensure garage and porch areas are free of clutter and refuse.
- Repair loose siding or pavement.
- Replace any damaged roof shingles, eavestroughs or cracked windows.
- Wash windows, gutters, mailbox and doors.
- Secure loose shutters or awnings.
And The Inside Story
You can do a lot to improve the inside of your home without having to spend a great deal of money. Two primary areas to focus on are the kitchen and bathrooms.
- Ensure kitchen and bathrooms are sparkling clean.
- Repair dripping faucets and showerheads.
- Steam clean or replace carpets if necessary.
- Thoroughly clean every room in the house, removing all clutter. It is a fact, rooms that have clutter give the impression they are smaller than what they actually are.
- Repaint dingy walls or kitchen cabinets with a neutral color.
- Replace worn or outdated countertops and cracked light-switch plates.
- Remove any items (like chandeliers) that won’t be included in the sale of the home.
Successfully completing this initial cleanup will make it easier for you to keep your house looking great for visits from prospective buyers. Keep this in your mind – “Spaciousness” when going through this process.
- As a courtesy to buyers, leave the house while the REALTOR® is conducting a showing.
- Keep pets out of the way – preferably out of your house during the showing.
- Ensure that every room is tidy, well aired and adequately lit.
- Put away: money, jewelry and any other small valuables during a showing.
- Open drapes and put shades up to maximize natural light.
- Keep all stairways and hallways clear.
- Use finishing touches like flowers and candies.
